How to use this page
These pages are digests of figures the HyreADU Research Desk has already computed in a full study, plus the federal and state numbers those studies rest on.
Each figure is labeled as a HyreADU calculation, an agency-published statistic, or a trade estimate, and each links back to the study that produced it.
A statistics page here ships only when at least a third of its figures are ours. Nothing on these pages is a national ADU statistic derived from our one-state company store.

Almost every ADU statistics roundup on the web is a chain of citation that terminates in a builder’s brochure. This hub’s spine is therefore provenance, not volume.
HyreADU calculation — we downloaded a primary file and computed the figure. The method lives on the study page.
Agency published — HCD, HUD, the Census, a city or CSLB printed this number. We cite the table, not an article about the table.
Trade estimate — a builder survey, a cost index, or Terner’s owner survey. Useful, labeled as what it is, never presented as a measurement of every ADU in California.
What is still missing
The fee and cost digests promised in the first version of this hub are now live, each cut from its own study rather than from other people’s per-square-foot claims.
What is still absent is deliberate. There is no national ADU cost figure here, because our company store is one state and a national claim cannot be built from it.
There is no unpermitted-stock count of our own, because the permitted record is the only thing we can measure.
And there is no value-add percentage of our own, because the published coefficient does not survive being applied to a statewide median.
Every digest prints a figure ledger. If a number on this site is not ours, the ledger says whose it is.

Primary-source research, data analysis and fact checking
We are a research desk, not a builder. We read the permit extract, the statute, the HCD return or the fee schedule ourselves, and publish each figure with its source and retrieval date.
Where a number cannot be traced to a primary source, we leave it out and say what we could not verify. Our store-based claims cover California only.

How this desk works
- Primary sources only. Permit counts come from the city or county that issued the permit. Production counts come from HCD’s Annual Progress Report. Rents come from HUD or the Census. We do not cite an article that cites a source; we download the source and compute the figure ourselves.
- This is a California site. The company store is 734 California firms and one New Mexico firm. Permit evidence exists for five named jurisdictions: Los Angeles, San Francisco, Sacramento, San José and unincorporated Marin. A number from that store is titled to those places, never to the United States.
- A permit is not a completion, and a license is not an ADU grade. California licenses no ADU classification. Being named on an ADU permit is evidence of engagement in that jurisdiction, not of quality, completion, or work anywhere else. Owner-builder permits are excluded from contractor counts.
- Calculation is labeled as calculation. Figures we derive are never presented as something HCD, HUD, the Census or a city published. Terner Center research is cited as Terner’s, never restated as ours.
- We do not design, permit or build ADUs, and we take no payment for placement, ranking or a favorable mention. Pages that look like rankings are not: they publish public-record counts and let the reader decide.
- Nothing here is legal, tax or financial advice. Zoning, underwriting and appraisal practice vary by jurisdiction, lender and appraiser. The useful next step on a specific lot is the planning counter and a licensed professional.
Data as of September 2026. Authorship on this site is organizational: the analysis belongs to the desk rather than to a named individual, and we do not publish credentials we do not hold. Our editorial policy sets out how we source, date and correct what we publish.
A statistic is not a rent roll
Fair Market Rent is a policy construct. What a specific ADU lets for is a street, a finish level and a lease.
HyreADU does not design, permit or build accessory dwelling units. Statistics are informational. They are not legal, tax, financial or construction advice.
